APAM Seeks Asset Manager in Manchester

The Company:
APAM Ltd seeks an Asset Manager to join their growing Asset Management team in Manchester. The specialist UK real estate asset and investment management firm, which focuses on enhancing value in real estate investments across the UK, currently has a multi-disciplined team of 40 professionals, with offices in London and Manchester.
The Role:
To ensure optimum delivery of client’s objectives with skill and expertise to achieve maximum client satisfaction and company profitability.
Key responsibilities:
Asset Management
*   Identify strategic asset management opportunities to add value
*   Implement above
*   Identify CapEx requirements, seek client approval, procure efficient implementation through appropriate and excellent third parties
*   Appoint best letting agents and ensure all marketing material is excellent
*   Manage letting process ensuring agents are held to account for non performance
*   Appoint best professionals to ensure all rent reviews and lease renewals are completed quickly and at best value
*   Manage rent review and lease renewal processes to timely completion
*   Manage all aspects of property management via third party or in house suppliers including rent collection, service charge management, property maintenance
*   Ensure property manager data base is wholly accurate at all times
*   Manage client’s legal advisors ensuring optimum performance and minimal cost
*   Identification of appropriate portal and agent(s)
*   Agree incentivised fee where appropriate
*   Ensure asset/solicitor is ready for sale
*   Approve marketing materials and process
*   Adhere to given timescales
*   Consensual or non-consensual sales processes
*   Drive value
*   Urgent Asset Reviews (UAR)
*   Full Independent Business Reviews  (IBR)
*   Creation of Business Plans
*   Valuation for Exit Projection
*   Residual development appraisals
*   Comply with all in house reporting deadlines however busy on other things
*   Liaise regularly with Investor Reporting Team
*   Produce accurate, detailed, concise, informative, well written and incisive reports to clients
*   Ensure all external email or other information sources are of excellent quality, well written and wholly accurate
*   Comply with all company operative directions including clear desk policy
*   Work in an organised and efficient manner
*   Communicate effectively with all other team members regardless of seniority
Key performance indicators:
*   Accurate and timely delivery of reports internally and externally
*   Delivery of Business Plans
*   Contribute to fee receipts
*   Maintain and grow professional network such as letting/investment agents, solicitors and consultants
*   Previous experience in property asset management – relevant property asset management experience, gained within either a consultancy or a client-side role
*   2 – 5 years ideally RICS qualified
*   A Level education or equivalent
*   Degree education or equivalent in a related discipline
*   MRICS (Member of the Royal Institution of Chartered Surveyors)  – Desirable
