Beech Construction Expands at Bridgewater House, Manchester

Real estate investment and asset manager APAM, on behalf of the landlord Britannia Invest, has let additional office space at the Grade II-listed Bridgewater House on Whitworth Street, Manchester to Beech Construction.  Savills represented APAM in the deal.
Beech Construction has agreed a new five-year lease for 5,300 sq ft (465 sq m) on the second floor, to be occupied in addition to 1,000 sq ft (93 sq m) of third floor space acquired at the property last year and its existing headquarters on Oxford Road.  The firm will pay a rent of £18.50 per sq ft (£199 per sq m) for the newly refurbished space, which features character office space with exposed services.
The deal follows a 20,000 sq ft (1,858 sq m) letting at the property to Manchester City Council in October 2017.  Bridgewater House offers more than 200,000 sq ft (18,580 sq m) of high quality office accommodation across 10 storeys and still features many of its original characteristics including cast iron columns, exposed brickwork and historic lift shafts which are being reopened.
APAM, on behalf of Britannia Invest, has also invested £1 million into refurbishing the reception.  This includes the creation of a business lounge with coffee shop, meeting pods and informal seating areas as well as a cycle hub, shower facilities and free WiFi.  Savills building and project consultancy team has project managed all of the refurbishment works at the property.
