Asset Management

  • Two floors have been pre-let prior to completion of the refurbishment works in previous years.
  • The 4th floor has been refurbished to Cat B. The 5th, 6th and 7th floors have been refurbished to Cat A.
  • Refurbished floors include infill of floor slab to create additional lettable floor area
  • The reception has been upgraded
  • Lease Events Managed: 6 new lettings, regears, renewals and rent reviews and we have added £23.1M in value to the asset.

Property Management

  • 100% of historic arrears including Covid arrears have been collected
  • Service charge reductions have been implemented through PM initiatives such as access control and M&E upgrades

ESG

  • An M&E PPM is focussed on energy efficiency including works required to improve the EPC rating towards an A. Works are being carried out on a phased basis over 5 years

Recent Highlights

  • An agreement for lease has exchanged on the 6th floor at £90.50 psf with the landlord carrying out a Cat B refurbishment for the tenant. PC scheduled for September 2023
