Asset Management
- Two floors have been pre-let prior to completion of the refurbishment works in previous years.
- The 4th floor has been refurbished to Cat B. The 5th, 6th and 7th floors have been refurbished to Cat A.
- Refurbished floors include infill of floor slab to create additional lettable floor area
- The reception has been upgraded
- Lease Events Managed: 6 new lettings, regears, renewals and rent reviews and we have added £23.1M in value to the asset.
Property Management
- 100% of historic arrears including Covid arrears have been collected
- Service charge reductions have been implemented through PM initiatives such as access control and M&E upgrades
ESG
- An M&E PPM is focussed on energy efficiency including works required to improve the EPC rating towards an A. Works are being carried out on a phased basis over 5 years
