Catella APAM Successfully Secures Lease Agreement with Brazilian Consulate at Caledonian Exchange, Edinburgh

Caledonian Exchange

Specialist real estate asset and investment manager, Catella APAM, has secured a significant lease agreement with the Brazilian Consulate at Caledonian Exchange, on behalf of Cape Town-based client, New Property Ventures.

Having purchased the building from BlackRock UK Property Fund in April 2023, Catella APAM is due to commence a comprehensive refurbishment on Caledonian Exchange, incorporating a new reception area and amenities space.

The Grade A office space in Edinburgh’s affluent West End area occupies a high-profile site clearly visible on the approach to the city centre and offers shower facilities, covered cycle racks and generous car parking.

The agreed lease, facilitated by EYCO, will see the Brazilian Consulate take over 7,000 sq ft of office space on the rear of the ground floor, leaving just the 2nd floor and the front of the ground floor vacant.

Nicky Newman, Senior Asset Manager at Catella APAM, said “We are pleased to welcome the Brazilian Consulate to Caledonian Exchange, a testament to not only the great location but also the high quality of the asset.”

João Pedro Costa, Consul General of Brazil in Edinburgh, expressed enthusiasm for the move, stating, “We eagerly anticipate establishing our offices at Caledonian Exchange, forging a strong foundation for a longstanding collaboration with Catella APAM.”

Boasting excellent natural daylight, the 2nd floor suite is currently undergoing a complete refurbishment, incorporating air conditioning, intercell raised access flooring and LED lighting, whilst the ground floor accommodates quality open plan working.

Neil McConnachie, Partner at EYCO, said “The refurbished space together with the new wellbeing facilities and reception area at Caledonian Exchange, which are due for completion by early summer, are making the building very attractive to a range of office occupiers.”
